Mill Race Commons and More

Mill Race Rendering
Mill Race Commons will be a handsome, newly constructed approximately 100,000 square foot, four-story building in the heart of the Larkin District, at the southwest corner of Exchange and Van Rensselaer Streets. The design and engineering represent a premier example of high-quality design and materials and will include digitally controlled building systems.

Mill Race Commons obtains its name from the historic Hydraulic neighborhood, the site of the earliest manufacturing district in the City of Buffalo. In 1827, with the completion of the Erie Canal, a millrace was constructed from Little Buffalo Creek along a route paralleling Seneca Street. The millrace flowed and was directed over a cascade into the Hamburg Canal, present day Exchange Street and at this water falls, an industrial area developed known as The Hydraulics.

With the construction of Mill Race Commons another chapter in the re-birth of this area will enhance the connections between the past and present Larkin District.


111 hydraulics

111 Hydraulic is a second commercial office building in preliminary design and may be located at the intersec-tions of Hydraulic, Seneca and Carroll Streets. ˜is proposed commercial space will continue to attract commercial o˙ce tenants to the District due to its large floor plates and e˙cient layouts along with comfortable, digitally controlled heating and cooling zones.


Housing is an important part of a healthy urban district because it brings with it a 24-hour, seven-day-a-week population. Housing also makes for interesting adaptive reuse opportunities for older structures in the district. The Plan calls for a mix of new housing types and housing in renovated older buildings.

At the southeast corner of Seneca and Emslie the District plan calls for the expansion of first floor retail space along both Seneca and Emslie and second and third floor residential rental units.

On the vacant land surrounded by Seneca, Swan and Hagerman Streets the District plan includes the design of
new rowhouses. Garages and green space are designed in
row housesthe interior court of the complex. The rowhouses will also feature porches and decks.
